I'd had them come out before and called because my thermostat wasn't getting power. They said they don't service townhomes. I said that must be a new policy because they've been out before and she said they've had it for awhile. I tried to ask why they don't service townhomes and she said they don't service attached homes or commercial properties. I said that my home isn't commercial and it doesn't really answer my question, but I guess I'll go elsewhere. I couldn't find this policy on their website and I can't really understand why a townhome furnace would be different than an unattached home. When they came out before I seem to remember they did a good job, so it's too bad they have odd policies now.

If you have an older furnace with a standing pilot light, it’s possible that the pilot light has been extinguished. First, confirm that the light is out. Then, turn the gas valve to the off position and wait five minutes. If there is a reset button on your furnace, turn the valve to the pilot position and hold a flame to the dedicated pilot opening while pushing the button for about 30 seconds. (If the pilot doesn’t light on the first attempt, wait a few minutes and repeat the procedure, this time depressing the reset button for 45-60 seconds.) Once the pilot is lit, turn the gas valve back to the on position. If the pilot light won’t stay lit, it’s possible that there is an issue with the thermocouple or ignition system. We are so happy we selected Clarence with CAL Property Care to repair our furnace. He was very easy to schedule an appointment with and actually came out on a Saturday to figure out what the issue was. Clarence had to order a part to complete the repair, but he promptly updated us with the progress every step of the way. If your furnace needs to be repaired, you’ll want to find a qualified heating, ventilating and air conditioning (HVAC) repair technician. Each state has its own licensing requirements; some require all HVAC technicians to have an HVAC license, while others only require someone operating an HVAC service and installation company with employees to hold a contractor’s license. For example, in Alabama, the Alabama Board of Heating Air Conditioning, and Refrigeration Contractors regulates licensing, while in Kansas there is no state regulatory body and HVAC licensing can vary by region. For simple furnace repairs like changing out a filter, a trusted handyman can probably handle the job, but a trained professional should be hired for tasks like replacing a gas valve, installing a new inducer fan motor or other critical furnace repair jobs that involve dealing with gas leaks or other dangerous conditions. For more, check out our tips for smart hiring on Thumbtack.

The national average for furnace replacement is between $1,800 and $2,500. The cost can range dramatically higher depending on the model of furnace you select, any repair work you require, your location and the cost of installation. Furnace installation costs can be more than the furnace itself due to the cost of doing business and the expertise needed to install the HVAC equipment. Installing a new furnace generally requires technical know-how and the proper tools and licensing. It’s best to hire a pro and budget for furnace installation rather than risk potentially unsafe DIY installation. This will ensure your home’s safety. Check to see if your HVAC contractor has the proper licensing to do the job. If you need duct repair or replacement, expect to pay more for your furnace installation costs. The price for duct repair could be an hourly rate ranging on average anywhere from $85 to $150 per hour, with additional costs for parts.

Put simply, any home that uses air pushed through ductwork for heating purposes takes advantage of forced air heating. In other words, this term refers not to your furnace, but to the delivery method of the heat throughout your home. Forced air heating is possible with electric or gas furnaces, or a heat pump. Any issues with this delivery system that aren't directly related to the furnace likely have to do with the duct work, which costs between $35 and $55 per linear square foot to repair, or the air handling unit.

An electric furnace provides warmth by moving air over and through a series of coils. Ductwork and vents then distribute that air to the individual rooms in your home. Repair costs will depend on both the brand and the exact nature of the problem, but tend to be lower than some of the options above. That's because the units are small, and issues tend to be contained within the heating elements themselves. Expect to spend less than $300 on your electric furnace repair, depending on the exact problem.
When you change the temperature on your thermostat, or the temperature in your home drops, a signal lets the furnace's igniter know that it's time to turn on. Igniters exist in both hot water boilers and forced air furnaces, replacing pilot lights as the switch your unit needs to kick on. Naturally, this is a core part in making sure it works reliably. When it stops working, your unit will not longer know when to actually heat your home. Fortunately, furnace igniter repair doesn't tend to be a major budget problem, and costs less than $300 on average.

Gas is currently the most common heating fuel and most new central-heating systems use gas. How efficiently a furnace converts gas into heating energy is reflected in its annual fuel-utilization-efficiency (AFUE) rating, which is measured as a percentage. The higher the number, the more heat the furnace can wring from each therm of gas. Since efficient furnaces generate fewer emissions, environmental considerations might also influence your decision.
Walter was stupendous! He installed a new high-efficiency central air and furnace in my house. His master craftsmanship (artistry) and customer service are in a class of their own. From removing the old unit to all of the finishing touches, testing and review of operating the system, every detail was done in excess of what I could have imagine and I'm a Building Inspector. It was a very pleasant experience for me with only good surprises.

Air filtration systems work by trapping contaminant particles on a medium such as fiberglass. While your forced–air system already has one or more air filters, those are designed to protect the system components from particles, rather than remove them from your indoor air. We not only install air filtration systems in Federal Way; we also repair and maintain them as necessary.

Your heating and air conditioning system naturally loses energy efficiency over time. This loss of efficiency is due to many factors, including dust and dirt, natural wear and tear, and buildup in drains or on burners. Keeping your heating system maintained with regular professional tune-ups can help to reduce these factors. During your tune-up, your maintenance technician will clean and check over your heating equipment, identifying areas of wear and tear. They can identify failing parts in need of replacement before they become a serious problem. A tune-up alone may instantly improve energy efficiency by up to 30%. You’ll also enjoy cleaner air and a cleaner residence because your HVAC system will be distributing clean air through a clean air filter. Perhaps one of the greatest benefits you’ll enjoy following a fall furnace or AC tune-up is decreased utility bills. A neglected HVAC system must work much harder to heat and cool your home, while a furnace or air conditioner that has been finely tuned can take less energy to maintain indoor comfort. Because your heating system will function more efficiently, it will deliver superior heating at lower cost than you otherwise may have had through the winter season.
For starters, once a year, vacuum out the area around the furnace’s blower. If possible, also slide out the fan unit, clean each fan blade with a toothbrush, and then vacuum with a brush attachment on a vacuum cleaner. While you’re at it, look for oil ports on the motor, normally located near the motor shaft. If the motor has these, apply two to three drops of non-detergent motor oil into each port (you may have to remove a cover plate to do this). Though most contemporary motors don’t require lubrication, do lubricate motors with oil ports once a year. For more about maintenance, see Maintenance Checklist for Central Heating Systems.
