Customer would like to have her furnace maintained before winter. She would also like her blower wheel and assembly cleaned. System was operational upon arrival. I checked the components within the unit and found the blower capacitor was out of specifications. It was replaced with new one. Blower assembly was pretty dirty. I cleaned the assembly. Burner assembly was ok, I cleaned flame rod. CO output was nominal. Heat output was also nominal. No other issues at this time.
If your thermostat has a small lever that moves along a calibrated scale that indicates “longer” (not the heat temperature lever), you can try adjusting this—the heat anticipator. Just set it one calibration mark closer to the “longer” setting if the furnace goes off and on too frequently or one mark away if the furnace allows room temperature to rise too high or drop too low before going on or off. It may take several hours for the thermostat to stabilize at this setting, so wait a while and then adjust it again if necessary.
When you change the temperature on your thermostat, or the temperature in your home drops, a signal lets the furnace's igniter know that it's time to turn on. Igniters exist in both hot water boilers and forced air furnaces, replacing pilot lights as the switch your unit needs to kick on. Naturally, this is a core part in making sure it works reliably. When it stops working, your unit will not longer know when to actually heat your home. Fortunately, furnace igniter repair doesn't tend to be a major budget problem, and costs less than $300 on average.
Keeping too many heat registers closed can cause heat to build up in your furnace, forcing air out of duct leaks and requiring the blowers to compensate for the added pressure. Essentially, blocking heating vents causes your furnace to work harder and longer than it is intended to work. Further, it forces air pressure to build up in your air ducts, which may both cause and worsens airflow leaks — particularly at joints and seams. Pros recommend keeping at least 80 percent of your heating registers open to prevent unnecessary air from building up in your furnace.
As your water heater operates it will incur some general wear and tear; there is no way to prevent this. With the help of a Seattle, WA water heater maintenance specialist, though, you can keep this wear and tear from developing into major headaches down the road. We’ll make sure that your water heater is in the great operating condition you deserve.
Your heating and air conditioning system naturally loses energy efficiency over time. This loss of efficiency is due to many factors, including dust and dirt, natural wear and tear, and buildup in drains or on burners. Keeping your heating system maintained with regular professional tune-ups can help to reduce these factors. During your tune-up, your maintenance technician will clean and check over your heating equipment, identifying areas of wear and tear. They can identify failing parts in need of replacement before they become a serious problem. A tune-up alone may instantly improve energy efficiency by up to 30%. You’ll also enjoy cleaner air and a cleaner residence because your HVAC system will be distributing clean air through a clean air filter. Perhaps one of the greatest benefits you’ll enjoy following a fall furnace or AC tune-up is decreased utility bills. A neglected HVAC system must work much harder to heat and cool your home, while a furnace or air conditioner that has been finely tuned can take less energy to maintain indoor comfort. Because your heating system will function more efficiently, it will deliver superior heating at lower cost than you otherwise may have had through the winter season.
Jeff did an all right job. He had all the right answers to make the company and the previous Gary and his helper look good. Unfortunately, the problem I'm having is my own problem. The companies 2 year warranty is only good if everything is okay on the first visit. First visit was very long, expensive. The mechanism for Flushing acted up about a month later and so they had to come back and it was Gary and his helper and Gary rebuilt the mechanism. A month later they acted up again and then Jeff came out. And that's when everything in my house is wrong and it would cost me close to $1,000 to have them straighten it up so that my toilet would flush right. I've been in my house for 50 years and I've never had this problem before. I don't know if it's because of the equipment that's being put in. So the two star rating is not so much against Jeff as it is against the company and their policies. First time I have used by others and it will be the last. And my recommendation to anyone would be don't don't hire Brothers.
To be sure of correct sizing and a proper installation, choose a reputable contractor who will take the time to calculate your heating needs according to an industry standard such as in "Manual J HVAC Residential Load Calculation" of the Air Conditioning Contractors of America. Such calculations take into account the climate and the size, design, and construction of your house. Once the furnace is installed, maintain it regularly according to the manufacturer's recommendations. Our survey helped to confirm this advice. When we asked about the most common reasons for service calls for furnaces, contractors cited human error, inadequate maintenance, for example, or improper installation, twice as often as defective equipment. Read our frequency of repair report for which brands or the most and least reliable.

Our new HVAC unit started to leak badly, so we set up an appointment for an on-site diagnosis. The two-man crew arrived in the agreed-upon window and was very experienced. They gave off the impression that they had seen just about everything before. They quickly found the source of the problem, fixed it, and explained in full what they were doing and why. They also offered up some helpful tips of what to look for and how to self-diagnose issues.
