The only way to get the most from your water heater is by having it professional cleaned and inspected from time to time. During the course of its service life, your water heater endures a significant amount of wear and tear, and catching any problems early on in their development is one of the major advantages of professional water heater maintenance in Federal Way, WA.

Gas is currently the most common heating fuel and most new central-heating systems use gas. How efficiently a furnace converts gas into heating energy is reflected in its annual fuel-utilization-efficiency (AFUE) rating, which is measured as a percentage. The higher the number, the more heat the furnace can wring from each therm of gas. Since efficient furnaces generate fewer emissions, environmental considerations might also influence your decision.
If I could give them 10 stars I would. Don is extremely knowledgeable but more importantly honest. PSE had done a free diagnosis and told me I would need a new induction motor for around $850 or possibly a new furnace. PSE doesn't do the repairs so I found Affordable furnace on yelp. Don showed me where the noise was coming from and that we didn't need the other repair. He performed some routine maintenance and enlightened me on much better furnace filters. He said we will probably need a new furnace in a couple years but given the fact we've lived here 18 years and it was here before we got here I think we're doing pretty good. When it is time for a new furnace there's only one company we will be calling. Thanks Affordable Furnace!

Drilon and Jeremy came out to the house for snaking the sewage line and performing an AC tune up. They were very informative, kind, respectful and professional. Drilon went above and beyond by giving me a whole walk through on our furnace, AC unit and water heater and giving suggestions and prioritizing what he thought would be the most important and safe for our new house right now. They were not pushy with their sales tactics and I will definitely be using them when we are ready to replace our features.

Among the leading ways to prevent a breakdown and make sure it runs like a lean machine is with yearly scheduled tune-ups on your furnace. Just like any mechanical equipment, the useful life of a furnace will be enhanced with preventive maintenance, by ensuring that all the elements of the unit are running efficiently. In addition, regular cleanings can help pinpoint concerns before they become big problems and you end up paying emergency rates on a cold winter night. Plus, because furnaces burn fuel to make it hot, it’s important to inspect all the various pieces to ensure there aren’t any ruptures or leaks that could impact the safety of your family. Taking the time to schedule a tune-up, even when it’s not making that odd rattling noise you’ve been ignoring, will save you time, stress, and money throughout the heating season.

Your HVAC system is an important appliance with a limited lifetime. Depending on use, with regular maintenance you can expect your furnace and air conditioner to last between 8-18 years before you will need to replace the old one. However, poor maintenance is one of the primary reasons for early replacement HVAC systems ahead of end of average life expectancy.
Turn off the gas supply valve, typically located by your gas meter on the gas inlet pipe. Turn off the gas by rotating the valve one quarter turn with an adjustable wrench. When the gas is off,  the valve’s oblong stem points perpendicular to the inlet pipe. Then call your gas utility or the fire department from a remote location. Do not return to your home until you know it is safe.
If you pull out your home’s air filter, hold it up to a light. If you can’t see light coming through it, it’s most likely been a while since your last heating service, and likely time to get a new one. If it’s a simple disposable air filter, just replace it with a like-size new one. It’s also a good idea to write down the date you installed the new filter, so you know how old it is next time it needs to be replaced. Check the filter packaging to see how long the new air filter is supposed to be used.
Keeping too many heat registers closed can cause heat to build up in your furnace, forcing air out of duct leaks and requiring the blowers to compensate for the added pressure. Essentially, blocking heating vents causes your furnace to work harder and longer than it is intended to work. Further, it forces air pressure to build up in your air ducts, which may both cause and worsens airflow leaks — particularly at joints and seams. Pros recommend keeping at least 80 percent of your heating registers open to prevent unnecessary air from building up in your furnace.
We offer a number of indoor air quality products and services in Federal Way, WA, including air duct cleaning, air filtration systems and duct sealing. I have a Bosch condenser dryer that heats up and after 3-5 mins cuts out (no lights/power). After is cools a while, the machine can be restarted and runs a while longer until it shuts down again. This process repeats several times, with each progressive drying cycle being a little longer than the previous until the clothes are eventually dry.I've tested the the thermal-protector for continuity and the NTC-sensor on the heating element appears to be fine (tested for resistance). Could it be a faulty sensor/component on the control board that's getting too hot and cutting out the power? And if so, can it be easily identified/replaced, or would I need to replace the whole control board?Any help would be greatly appreciated!
Our new HVAC unit started to leak badly, so we set up an appointment for an on-site diagnosis. The two-man crew arrived in the agreed-upon window and was very experienced. They gave off the impression that they had seen just about everything before. They quickly found the source of the problem, fixed it, and explained in full what they were doing and why. They also offered up some helpful tips of what to look for and how to self-diagnose issues.

I can't say enough about Hassan. He is a heart of gold and we love his outlook on taking care of customers. He's honest and knows exactly what he is doing, not pretending and just pulling things apart going back and forth puzzled. He even wanted to check our unit in the attic to make sure it was safe. He puts his customers first! It was late but he still drove an hour to fix our furnace. My wife felt completely safe with him and loved him! So if you are a single woman out there, no worries. Hassan is safe to hire. 👌🏾Very good spirited guy who wants you to see your AC issues and give you options and why, with honesty! We had him to add a safety switch to our attic furnace to prevent a flood of our home in the event it has a leak issue. He put one on our basement attic that never was even an option. We are completely satisfied with his company and will be our main man now! He's a serious blessing to have. Thank you! Thank you!
